The 'Luxpad' – Annexe Bedroom. Office or Studio

The ‘big brother’ of the much loved ‘podpad’ – introduced in 2009, the ‘luxpad’ offers 50% more floor space and increased head-height whilst still retaining the cottage-charm, appeal and the temporary structure status – so no planning permission needed.
The ‘luxpad’ offers all the comfort of a small bedroom, measuring 10’x8’ with its solid floor, opening windows, lockable door and, space for domestic furniture of your choice depending on its use at the time.
You can use it as a bedroom and furnish it with 2 twin, a double or even bunkbeds as your needs change, A chest of drawers, small table, mirror and coat hooks complete the perfect spare room space. Finish with flat-screen TV and ipod dock and what more can you need?

It makes a cool Studio Space or Home Office and looks a lot sweeter than many structures out there in the market today. With plenty of room for two desks, a workbench or sofabed and two easy chairs, you can create that extra space. Why not build in a flat screen TV, a nice sound sysytem, a well stocked drinks chiller and a couple of comfy chairs and you have created that perfect 'escape space' - right at the bottom of your garden.

Electric extension leads can be supplied for added comfort and luxury, oil filled radiators or cooling fans allow for all year-round use.

The ‘luxpad’ can come to you already custom painted to suit your preference - see available finishes/options. Or, you can order a blank canvas ‘luxpad’, sanded, undercoated and prepared for you to decorate on arrival.

The beauty of the ‘luxpad’ is that 2 adults can build and pack away the unit in less than an hour with no need for power tools, drills or screwdrivers. Once packed away the ‘luxpad’ takes up less than a foot depth of space when leant against a wall.

If there is no garage – we can supply a custom designed heavy duty PVC tarp to protect your unit if packed flat and left outside in poor weather.

Designed and built in our countryside workshops near Bath, the ‘luxpad’ is made from just 6 hard-wearing and durable Birch plywood panels @ 15mm or 18mm.

Both versions of the Luxpad are available in two different types of wood, Birch or TRICOYA, the latter of which has the benefit of a 100 year guarantee.

Floor
The ‘luxpad’ comes as standard, with a floor - ready to set up on your lawn or patio decking

However there are options to make your ’Podpad’  more comfortable inside and homely underfoot.

 i] Sisal matting - hard wearing and tough underfoot
ii] Vinyl flooring – choice of styles from laminate floor; black & white check or, treadplate style

Further enhance your ‘luxpad’ with an optional out-front decking panel, adding an additional 1200mm floor space x 3000mm width across the front.
Increase the outside living area further with the addition of a side decling @ 3000 x 600mm.

Windows
The 'luxpad comes with 3 aluminium sealed-unit lockable windows, two at the front and, one on the back wall.

Door
The gothic style door comes with door furniture to suit.
You can choose the colour of the door from our standard range of colours.

Door Furniture
An attractive black door knob comes as standard, allowing easy access from both outside and in.
A traditional back door lock with key is standard for security.

Curtains/Blinds.
We will leave the options and fittings to you as required

Furniture for Inside
We have already said that the ‘luxpad’ has a number of uses and we offer a number of additional furniture to personalise your ‘luxpad’ allowing you to optimise the suitability to your needs.

1 -  We offer our handmade timber-frame beds which fit perfectly along or across the ‘luxpad’. These beds come pack-flat and a simple slot together frame with a slatted bed base is topped with a 3” foam mattress, covered in a wipeable/washable zip-off/on cover.
Further options allow for a double bed which is easy to knockdown and pack-flat.
Finally one or two sets of bunkbeds can complete the options to maximise ypour space.

2 -  We offer a preassembled wooden chest of drawers – in solid wood for your decoration if required – varnish or painting to suit

 3 - We offer hanging shelves, fabric storage units, coat hooks, waste bins – all which pack flat when stored away and not in use.

 Electrics
To further enhance your ‘luxpadding’ experience, we can offer a 240v electrics package converting your outdoor ‘luxpad’ into a spare room, offering you the facility to install lighting, sound system, laptop and a multitude of chargers on mains. A 30metre cable will connect you up and with three 240v sockets for the ‘podpad’, you can rest assured that all safety requirements are met.

 Lighting
There is th eoption to have two fluorescent dtriplights fitted in addition to the sockets above.
